Flat rooflights fail in the same places as lanterns: the seal to the upstand, the roof junction and the glass unit. We repair walk-on, frameless and framed flat rooflights and skylights alongside roof lanterns.

What are the signs you need flat rooflight and skylight repairs?
- Water around the rooflight edge
- Misted glass
- Ponding on the glass (not enough fall)
- Cracked sealant or a lifted membrane at the upstand
What usually causes it?
No fall
Flat glass needs a slight fall to shed water; ponding stresses seals.
Upstand detail
As with lanterns, the membrane must be dressed up and sealed.
Unit failure
Edge seals fail and the unit mists.

Why does water sit on my flat rooflight?
Flat rooflights should be installed to a small fall so rain runs off. If the upstand is level or has settled, water ponds on the glass and leaves dirt marks and stresses the seals. Correcting the fall usually means adjusting or rebuilding the upstand — see upstand repairs.
What should you expect to pay for flat rooflight and skylight repairs?
Guide prices assume a standard lantern on a single-storey roof with safe ladder access. Where a tower or scaffold is needed we add it to the quote (typically £245–£895 ex VAT). Diagnostic visits start from £145 ex VAT. Your fixed price is confirmed in writing before any work starts. See all guide prices.
Where is this on the lantern?
Highlighted in amber: upstand or kerb.
