Opening vents in roof lanterns are usually driven by a chain actuator on a switch, remote or rain sensor. When a vent won't move, won't close fully or leaks when shut, the fault is normally the actuator, its power or control, or the vent's seals. We diagnose and repair the vent without replacing the lantern.

What are the signs you need opening vent and actuator repairs?
- Vent won't open or close
- Vent stops part-way or makes grinding noises
- Leaks from around a closed vent
- Rain sensor doesn't close the vent
- Remote or switch unresponsive
What usually causes it?
Actuator failure
Chain actuators wear out or jam, especially if they've been forced.
Power or control faults
Transformers, control units, switches and remotes fail; we check these first.
Seal or hinge problems
A twisted hinge or worn seal stops the vent closing tight.
How do we fix it?
- DiagnoseWe check power, control and the actuator in turn.
- Repair or replaceActuators, controls, sensors, seals and hinges are repaired or replaced with compatible units.
- TestWe cycle the vent and test it against rain from outside.
Do you need an electrician to fix a lantern vent?
Replacing an actuator on an existing supply is usually straightforward. If the wiring or supply itself is faulty, or new circuits are needed, that work must be done by a qualified electrician — we'll tell you if so and include it in the quote where we arrange it.
What should you expect to pay for opening vent and actuator repairs?
Guide prices assume a standard lantern on a single-storey roof with safe ladder access. Where a tower or scaffold is needed we add it to the quote (typically £245–£895 ex VAT). Diagnostic visits start from £145 ex VAT. Your fixed price is confirmed in writing before any work starts. See all guide prices.

Questions about opening vent and actuator repairs
How much does a vent repair cost?
Usually £195–£545 ex VAT per vent, confirmed in writing before work starts.
Can you add a vent to a lantern that doesn't have one?
Some lanterns can take a replacement vent unit in place of a fixed pane; it depends on the system. We'll check.
Can you add a rain sensor?
Often, if the actuator and control are compatible.
