The eaves beam is the frame around the base of a lantern, and most designs have a drainage channel inside it that lets water out through small weep slots. When the slots block or the joints in the beam open, water overflows inside. Clearing and resealing the eaves fixes a large share of lantern leaks.

What are the signs you need eaves beam and gutter repairs?
- Drips along the bottom edge of the lantern
- Water at the corners after heavy rain
- Moss, leaves or grit visible along the base
- Standing water in the eaves channel
- Staining on the lining just below the eaves
What usually causes it?
Blocked weep slots
Debris settles at the eaves and blocks the outlets, so the channel fills and overflows inward.
Open corner joints
The eaves beam is mitred or jointed at the corners; if the joint seal fails, water drops straight through.
Trees and moss
Lanterns near trees fill with leaves every autumn and need regular clearing.
How do we fix it?
- Clear and flushWe clear the channel and weep slots and flush them to prove they drain.
- Seal the jointsCorner joints and any open seams in the beam are resealed or re-made.
- Check the outside edgeWe check the eaves trim and the junction with the kerb so water leaves the lantern cleanly.
How often should a lantern's eaves be cleared?
Lanterns under or near trees benefit from clearing every autumn. Exposed lanterns away from trees can go longer. Our maintenance visits include clearing the eaves and checking the seals, which is the cheapest way to prevent most leaks.
What should you expect to pay for eaves beam and gutter repairs?
Guide prices assume a standard lantern on a single-storey roof with safe ladder access. Where a tower or scaffold is needed we add it to the quote (typically £245–£895 ex VAT). Diagnostic visits start from £145 ex VAT. Your fixed price is confirmed in writing before any work starts. See all guide prices.

Questions about eaves beam and gutter repairs
How much does an eaves repair cost?
Clearing and resealing is usually £175–£395 ex VAT; rebuilding a damaged eaves section is priced on survey. You get a fixed price in writing first.
Can I clear the eaves myself?
Only if you can do it safely from a properly secured ladder without standing on the roof or leaning on the glass. If in doubt, don't — falls from flat roofs are a common cause of injury.
Why does my lantern only leak at the corners?
Corners are where the eaves beam is jointed and where water collects. A failed corner seal or blocked weep near the corner is the usual cause.
