Roof lantern repairs for builders and extension companies

Roof lantern repairs for builders and extension companies cover snagging and aftercare on lanterns you installed but did not make, from leaking cappings to slipped glass and poorly finished kerb junctions. We are an independent repair service, and every job is quoted at a fixed price in writing before any work starts.

Do you repair lanterns you did not supply?

Yes, that is most of what we do for builders. We pick up snagging and aftercare repairs on aluminium, uPVC-capped and timber lanterns from a range of manufacturers. We are independent and not tied to any supplier, so we identify the system from photos, source compatible parts where they are system-specific, and tell you if a part is only available from the original manufacturer.

Which snagging faults do you see most on new lanterns?

  • Glass units fitted without end stops or setting blocks, which then creep down the bars.
  • Gaskets pulled out of their grooves, or top cappings not fully clipped home.
  • Roof membrane not turned up far enough on the kerb, or corners poorly sealed.
  • Eaves gutters with blocked or missing weep slots.
  • Kerbs built too low for the roof covering to be dressed and sealed properly.

Will a repair affect the manufacturer's warranty?

It can, so check the lantern manufacturer's terms before any work is done on a lantern still in warranty. Some warranties require the manufacturer or its nominated installer to carry out repairs. We set out exactly what we propose to do in writing, including parts and sealants, so you can check it against the warranty and with your supplier before giving the go-ahead.

How do you work on a live site or an occupied home?

We provide risk assessments and method statements (RAMS) before work starts, and agree access, working areas and any hot works restrictions with you or the site manager. Where ladder access is not safe, the tower or edge protection we need is priced in the quote. If your client is already living in the property, we can liaise with them directly or keep all communication through you, whichever you prefer.

Repairs that often apply

Questions people ask

Who do we contract with?

Your contract is with S&K Property Investments and Improvement Ltd, which quotes and invoices for the repair. We are independent of lantern manufacturers and suppliers.

Can you diagnose a leak the client is blaming on the lantern?

Yes. A leak investigation visit, with water testing where needed, produces a written report with photos showing where the water gets in, whether that is the lantern, the kerb or the flat roof.

Can you upgrade the glass while repairing a lantern?

Yes. If a unit needs replacing anyway, we can quote for a laminated inner pane, solar control or self-cleaning glass as an alternative to like-for-like.
