Roof lantern repairs for landlords and letting agents deal with leaks, misted glass and condensation in tenanted homes with as little back and forth as possible. We cover the whole UK, can arrange access with tenants if you ask us to, and confirm a fixed price in writing before any work starts.
Can you arrange access directly with my tenant?
Yes, if you or your agent ask us to, we contact the tenant directly to agree a time for the visit and the work. We confirm the arrangements back to you in writing, so you know when someone will be on site. Where a key holder needs to meet us instead, we work with that too. Tenants are welcome to send photos of the problem straight to us, which often saves a wasted trip.
Why should a lantern leak in a rental not be left?
Water getting in through a roof lantern can damage ceilings, flooring and fittings, and persistent moisture can turn into damp and mould complaints. Landlords usually have repair responsibilities for the roof and structure, though the detail differs between England, Wales, Scotland and Northern Ireland, so check your position with your agent or adviser. Where water is coming in heavily, we arrange an urgent make-safe as soon as we can, then quote for the permanent repair.
What paperwork do landlords and agents get?
- A written quote setting out the work, any access equipment and the total, with VAT shown separately.
- After a leak investigation visit, a written report with photos of the cause and the repair we recommend.
- Before and after photos of completed repairs for your property file.
- An invoice addressed to the landlord, or to the agent where that has been agreed in writing.
Is condensation the tenant's problem or the lantern's?
It can be either, and often it is a bit of both. Drying washing indoors and keeping vents shut raise humidity, but older glass, a vent that no longer opens or a cold, uninsulated kerb make a lantern far more prone to condensation. A condensation visit looks at both sides, so you can agree the right fix with your tenant based on evidence rather than guesswork.

Questions people ask
Can tenants send photos directly?
Yes. Tenants can send photos by WhatsApp or through the quote form, and we share the guide price with you or your agent before anything is booked.
Who do you take instructions from?
We take instructions from the landlord, or from the letting agent where they manage repairs on the landlord's behalf. The written quote is accepted by whoever is paying for the work.
Can you help if I have several rental properties?
Yes. If you own or manage several homes with roof lanterns, we can quote for each one separately or plan maintenance visits across them.
