Roof lantern repairs for homeowners fix the leaks, failed seals, misted glass and condensation that affect lanterns on kitchen extensions, orangeries and garden rooms. We cover the whole UK, review your photos for free and confirm a fixed price in writing before any work starts.
What usually goes wrong with a roof lantern at home?
Most problems on a home roof lantern come down to seals and drainage rather than the frame itself. Gaskets shrink, top cappings lift, eaves gutters fill with leaves and the junction between the flat roof and the upstand gives way. Glass units can mist between the panes or slip down the bars, and electric vents can stop closing properly.
Many of these faults are small and repairable, so it is worth getting them looked at before water marks the ceiling, plaster or kitchen units below.
How does a repair work, from first photos to finished job?
- Send photos: a wide shot from outside, close-ups of any damage and the spot inside where water appears, by WhatsApp or our quote form.
- Guide price: we review them free and tell you what we think is wrong.
- Visit if needed: if the cause is unclear, a diagnostic visit from £145 ex VAT pins it down.
- Fixed quote: the fixed price is confirmed in writing before any work starts.
Should I repair my roof lantern or replace it?
Repair is usually the sensible choice when the frame is sound and the problem is seals, cappings, gutters or individual glass units. Replacement is worth weighing up if a timber frame is badly rotten, the structure has distorted, or several units are failing together. We will tell you plainly which way we think it goes and why. Our guide on whether to repair or replace a roof lantern explains the trade-offs.
How can I look after my lantern between visits?
From the ground or an upstairs window, keep an eye on the eaves gutter for leaves and moss, and look for lifted cappings or dark staining along the inside of the bars. Open the vents when cooking or drying washing to keep condensation down. Avoid climbing onto the flat roof yourself; a maintenance visit covers cleaning, gutter clearing and seal checks safely.
Repairs that often apply

Questions people ask
Can you repair a lantern another company installed?
Yes. We repair aluminium, uPVC-capped and timber roof lanterns whoever supplied or fitted them. If yours is still under an installer's warranty, check with the installer first.
How do I know if it is a leak or condensation?
A leak usually appears after rain and in the same place each time. Condensation forms on the inside of cold glass and frames, often on cold mornings or after cooking, whether or not it has rained.
Do I need to be in when you visit?
For diagnostic visits and any work that needs inside access, yes. Some outside-only repairs can go ahead without you there if we can reach the roof safely and you are happy with that.
